The US is very unlikely to lifts sanctions to get the talks. Even Obama didn't do that to get the JCPOA - he increased sanctions to make Iran come to the table. Your "other way" is much the same as my first option... It does not seem realistic that the US will back off unless some of their 12 demands are met. Maybe, just maybe, that could prevent a direct or indirect attempt at regime change. But at the moment, we're not seeing those changes, are we?
